Susan: Just because this company has "lost a major account" only means they will not be getting any "new cases to process" which does not account for the cases they have already processed and you have completed the title work for. They have collected the money that was due at settlement and that portion that was for your work is in their hands-they are required by HUD to disperse those funds accordingly or face the (criminal) charges that would be fitting for stealing money- just like the people that take off with escrow funds- same thing( smaller amounts- but the same)
Take some time to review the cases you are owed for and check to see if they have recorded a new doc or loan/deed that would have been as a result of your title work-send them a copy of that and demand they pay you your fee or you will supply HUD/or the State's Atty Gen with the case to be prosecute ( sometimes encouragement like this can work)
Just an idea to assist- also -as an extra incentive for them to pay- add a clause on your bill stating that"If late fees were charged at $1 per day- their bill would now be"title fee+ the number of days they are late" ($75+ 87days=$162 due if late fees were included- but pay now and it will still be $75)
Hope this helps-Steve Meinecke
