I only offer a $25 "report" without insurance. I offer to make a copy of the online Grantor-Grantee Index, a copy of the Assessor's Roll or Tax Roll and a photograph of the deed (no cost with a digital camera). I only do so by email, so my costs are minimal and a full notice of disclaimers and disclosures along with a copy of our email correspondance is sent along with it.
If they want an actual, insured report that we prepare and goes back past the 24 years of the digital online index, then they can pay full price. I've turned away many clients and told them "best of luck" in getting a product at that price. Over half of them get back to me and order from my firm, because they are bluffing or basing their expectations on an "urban legend" of the mythical $25 report. Heck, maybe a few of them do in fact find some big dumb Loch Ness Monster willing to do it. We've all been there in our youth: accept an assignment and realize you've bit off more than you can chew. The work you end up doing on these crappy searches usually far exceeds the $25 promised fee and you learn really quickly to scale up your fees.
