There were (maybe still are) some alternative products that rely on a credit report instead of a title search - I think that is a very poor idea. If the credit report could substitute for a thorough title search, we would all be out of business.
Again, abstractors are hired to search the title... if you choose to omit judgments because it would be too much work to report them, you do so at your own risk and it could result in a very expensive claim. We take the good with the bad... some searches are easy and some require more work - that is just part of abstracting. When in doubt, we show them - regardless of the extra work involved.
I agree that it would be nice to get the last four of the SSN, but most liens do not include SSN's anymore anyway.
Honestly, if you can't do a thorough search and make a profit your fees are not high enough. I would never call a client back and say "I charge extra to search 'Smith'."
