I agree with Joyce. I get requests occasionally for searches that do not include easements and restrictions. We still have to run the indexes to look for other things, so it really doesn't save much time. Same with the taxes. We have to check the tax rolls as a starting point to get the initial information for our search. I always tell them the same thing... "our searches include that information - you can disregard it if you like, but it will be included and our fee is the same."
The client doesn't dictate how we do our search... the Ohio Standards do. We do our searches according to the guidelines in the title standards - even if that exceeds the clients needs. They can do what they want with the information provided, including ignoring it, but they aren't getting a fee reduction.
