Robert, I did receive his check today along with a very nice note and $70 extra "for taking so long to pay me"!  I didn't ask for a late fee - a September billing.  Never has a title company or VMC added such an extra payment to me when their payment was late.  I didn't have to be mean and just stated that "I'd have to pursue other options for payment"; that seemed to do the trick.  I wasn't specific about the other options but I'm sure he got my message.  I am very pleased about the way this turned out and I agree with you; I wish the others could be threatened with sanctions as attorneys are.  I do thank you for helping me to realize how to deal with this in a rational manner!
