Well I said I didn't feel like reading this whole thread but as you see I have made it farther down the line. It is rare that I agree with Scott but there are exceptions... this is one. We do use a disclaimer because it is required by our insurance company. Up until now I really never gave it any thought and none of our clients have ever said anything. Actually one of the large title companies we work for supplies their own report forms and they have a disclaimer on their full search reports. I always attach our disclaimer to any report forms supplied by the client. Scott is correct... it is common sense.
