Hi Robert.  It is more and more common that the lenders are not requiring termite reports anymore.  I think FHA and VA are still requiring but that may not be the case anymore as I haven't seen to many FHA purchases lately.  The few I did have didn't require termite.

The one lender I asked said they don't require them anymore "because most of these borrowers/properties have had loans before and therefore they are assuming one was done before." 

Swear that was the answer I got.  I guess they look at it like surveys now.  Nobody seems to require those anymore so of course we (Title Agents) look like the crazy bad guys again for requiring one to remove the survey exception from the policy.
