Thanks, Wanda. I'm glad I'm not alone. Our issue is that it's not the appraisers who are telling the clients about a private road, it's US, the abstractors. On Michigan plats, roads are marked as public or private. Also many of the counties have Road Commission books which show every road -- public or not -- in the county. I like what you said to your client ... I'll try it. Too bad I do occassionally run into the damn road agreements! If they didn't exist at all, it would be easier.
