Yes, I sort of agree. I think a buyer should get coverage for mechanic's liens. It never really did make sense to me that we left those kinds of exceptions on the owner's policy, but the underwriters seem to have made a risk based determination that it is unwise to extend such coverage on an owner's policy. It is unlikely that an underwriter would simply allow you to remove the exception. However, I think that you could explain to your customer that this coverage is not provided on the standard owner's policy. If they want it, they could opt for the Residential Owner's Policy (I think that is what it is called) and get that coverage for an additional premium. I believe that is one of the additional coverages of the more expensive policy.
