I will only do an update of another abstractor's work if the client provides me with the original search. I've had to decline orders and also had orders canceled for this policy. If I don't have the original search, how do I know all of the names on the title? The legal? If an assignment or c/s applies? I would, in essence, have to do the search again myself for the price of an update, which I won't do. Or, I run the risk of missing something. On my report, I state clearly that this is an update of a prior abstractor's search and the dates/time period covered and that the names shown on that report are the only names run. Not sure it covers me completely, but as I said, the client usually does not want to furnish the prior report anyway, so I usually lose the order and it's not an issue.
