I think the 20 year search comes in from what is normal in a particular State.
In IL a 20 year search would be considered a full search, but in NJ a 60 year search would be a full search.
Current owner is current owner, which means from the time the owner took title. If the vested owner has owned for less than a year, that is when the bank will require 24 months.
I think you need to let your client know what your lay of the land is - in other words, educate them as to how you do your searches and what it covers. Example - NJ - we record at the county level, municipal level, superior court level. So, someone could order a current owner deed search (county) with a current tax search(municipal) and a 2 owner out lien search (superior court).
Educate your client, let them know the exact search you are providing at the cost you are providing it for - call it whatever you want - Custom Current Owner with Addtional 20 year chain/Lender Requested.
