Maybe she should just check the LAWS and she will realize she is acting illegally, since she is not an attorney or a licensed title agency. She is illegally effecting title without a license.
Again, if she gets caught, she would probably lose her notary commission. Plus her E&O will not cover her acts.
Along with all my other hats, I'm also a real estate paralegal. I ran this by one of my attorney clients and all he said was OMG! Tell her to stop.
So, she is now informed.
And, honestly, I would NEVER hire a notary who would even think to act illegally. Again a notary closing is to ID and SIGN ONLY. If they are licensed for title or attorney, they then can legally peform other acts
