I do understand that there are many variables. Possibly $40 for a search is workable for some. I know that it is not workable for us and since we cover a larger geographical area, that in itself can save our clients quite a bit of expense.
The $40 price in question in my initial email was more in relation to a chain of title going back 60 years. Unless there was an automated system in place that could somehow do the search in the future, I see no way for this price to work. I have heard that some counties and some documents will have the prior deed listed on the deed, which I have personally found ONCE. It happened to be a Department of Transport deed that probably ended up savings me 2 hours of search time (yay!).
The price itself isn't necessarily the issue, more the price in relation to the state/geographical area.
