You need to search it right up to the time of recording in most areas.
Some counties do not update their database each minute, but most are now updated daily with the prior day's documents.
How many people go to the index and personally and directly verify that the entire prior day's records have been properly downloaded (updloaded?) to their database?
I've recorded document in the afternoon, having run the ownership and none-the-less found documents on the databasse that recorded THAT VERY MORNING! The matters are in superior position order of timing, but can rarely be located without extraordinary effort to comb through hundreds of individual documents from the same day's recordings.
Once, I beat a lien to record by minutes; the "guy" musta been standing in line behind me to record or at a parallel public counter.
Ya gotta run and re-run things, and you gotta have good contracts that disclose and protect you from liability in foreseeable but uncontrollable circumstances like these,
