I've written previously in this regards that government recording systems could prevent these types of schemes from occurring if they would implement existing technology to alert parties in interest to any changes in the official public record.
With technologies such as triggers or RSS ( Really Simple Syndication) it would be very easy for parties to subscribe to recorded changes.
If a lender with an outstanding loan collateral instrument (mortgage, deed of trust, security deed, etc.) is alerted that a new loan collateral instrument has been recorded especially with a new borrower they could investigate immediately. It would be highly suspicious to see a monthly payment arrive when an entire transaction set is recently recorded.
This would also work with grantees. If you're in title to a parcel of real estate and any instrument is recorded regarding your name and/or parcel you would have an immediate alert.
If we would implement Public Record Identification Numbers (PRID) we could make these types of schemes almost impossible.
Oh well!! Maybe in my childrens' lifetimes!
