I do them without hesitation. ALL of my title certificates contain the dates for which the search was conducted, which also limits our liability. I ALWAYS find a copy of the vesting deed AND mortgage because so often an additional name pops up on that mortgage that also requires a judgment search. Too many times my clients send just one name, with NO mention of any other names. It's only when I pull the vesting deed or mortgage I find the other(s).
