The title involved an elderly woman & her realty trust. It's clear, looking at all her handwriting specimens that she did not sign the deed out of the trust into a relative for nominal consideration. It's probably moot now anyway since she has since passed away. Reading the trust document, it's pretty clear that the deed out was an attempt to get around the somewhat onerous requirements of the trust. This is something I never look for because it's not part of the requirements of my job, but this was so obvious that I felt I had to note it.
