Oh argh. Good catch on seeing the "James" variation. I agree with Scott - I would only run by the last name & then add in all the first initial/name variations.
Before computerized records it was somewhat easier to catch these sorts of errors because everything was right there on the page in front of you & it was easier to look everything over for addresses. Once that stopped & the machines took over, the chances of missing entries due to misspellings/variations has grown exponentially.
One of the only good things about the Mass Land Records computer system is that there is an option to search by property address so that name variations aren't quite so much of a problem.
My question is how much liability is there for the missed mortgage & who gets stuck with it since he &/or the title company decide to use his middle name without an aka.
