We'll accept updates where we didn't do the original search, BUT we insist on either the commitment or the back-up work from the original abstractor. 9 times out of 10 that's not a problem. If they cancel, that's ok, too. We won't accept an update that has a name, address and old effective date without the original work even tho most clients are perplexed! None of them seem to understand that it would mean reinventing the wheel: what mortgages were outstanding? any liens? who was actually in title? (I mean, giving us a single name...come on. What about possible spouse?)
