After over 30 years of owning my own Title Searching company (yes that is right we incorporated 4/1/1985) I am not sure why this bugs me so much. Why do I have to constantly defend my charges. Donna from Southern Land Title has refused to pay for requested copies.
Per their search instructions: "Copies needed: Full copy of current owners deed. Full copy of previous owners deed. First/Amt/Sig/Legal pages of open mortgages and all assignments."
Our search contained 2 deeds, 2 mortgages, 2 assignments and 1 LPN for a total of 28 pages. They paid for 14 pages. It isn't like we make this stuff up. I don't make any money on them. So why would I get more than I need. What is recorded and how many pages the documents are, is not in my control.
It is bad enough when everyone want their search completed yesterday. Then they want you to front all the charges and wait sometimes as much as 90 days to get paid. (I will say that SLT is much better and faster than most companies at paying even though they decide how much they want to pay.)
Maybe I am just getting too old and too tired and everyone should just.....
GET OFF MY LAWN!!!!!!
You be the judge.
