My customer service reps have a hard time explaining to customers why we can't for example "Just tell them what they will have to pay for after the county auction" as far as liens and judgements on our O & E lien searches. We spell out all encumbrances pre-foreclosure auction (that's when they ordered) and if there's multiple mortgages they want to know which ones "they will have to pay for" after the auction if they win. I have my team explain basics of lien orders, and why we can't really give buying advice, some people just don't want to hear it.
What do you do for customers like this?
