I closed a Warren County, Ohio purchase a few years ago for a buyer who was in this program. I had to personally deliver the recordables (deed and mortgage) to a specific person in the recorder's office in Lebanon, Ohio, who said the original documents would be held in a safe until the homeowner exited the program. I remember wondering at the time how this would work if the person in the program was a seller or a refi borrower and have, thankfully, not yet had the pleasure of finding out. It's an awesome program for those who need it, but certainly not for a title examiner. Best of luck!
