My thoughts and or 2 cents for whatever it's worth is within the next 10 years our profession will be decimated by AI and the large title plants. At some point as time ticks on they will have all the information they need to complete full and developer searches. Pretty much all they need us for now anyway. If the states and counties would lock down their records or charge subscription fees across the board the overseas companies would stop the cheap work. If copies are free and research is free, overseas can do these searches for $5 like they have been. The big 5 title companies weigh the liability and it's cheaper for them to pay claims for crappy work that to pay us to get it right the first time. I'm sure the rural areas and states/counties not "online" will keep their abstractors humming, but how much work is being done in those areas?
Again, my 2 cents and it may not be worth that....LOL. Carry on and I'll pop some corn for the comments.
