We would like to respectfully clarify that there was no intention of miscommunication or a “bait and switch” on our part. It was you who committed to the next business day ETA based on your review of the request. Our communication merely asked if it could be rushed if possible — there was never a demand or expectation beyond what you had confirmed was feasible.

We understand and respect the distinction between a current owner search and a full search, and it was never our intention to misrepresent the scope. The reason we indicated the search was incomplete upon return is that the deed chain did not meet the expected criteria for a current owner report as defined in our standard practice. We only shared that we had done some preliminary online review after you expressed concern, to clarify what we had already checked — not to imply that we expected you to pick up where we left off.

We value transparency in all our vendor relationships and have been working with you for many years with mutual respect and trust. In fact, we have long-standing partnerships with multiple ground abstractors across the country — many of which span over five years. Throughout, our intention has always been to be open, fair, and genuine with everyone we work with.

We also want to confirm that the revised fee and turnaround time you proposed for upgrading this to a full search has already been approved, and we understand you are currently working on it.
