Hello, abstractor friends!

Ben with Veracity Research here. I hope you're all hanging in there. I'm writing today to share a thought with you. 

We all know that no two title searches are the same. Two adjacent properties might have radically different title situations, such that you can knock out a 60-year search on Parcel A in a couple hours, but the same search on Parcel B takes days and days.

In the good old days, clients understood this, and were prepared to wait until the work was finished. But these days, things are different. It's important to bear in mind that most of the staff at larger title companies have less than 5-10 years of experience, and they've certainly never completed a title search themselves. They simply don't understand what it is you do.

With that in mind:  when you find yourself working on one of "those" orders, a title search that will take countless hours to complete, PLEASE consider sending a note to the client about it. Send it as soon as you can, as soon as you realize you're fighting a dragon. 

In my world as a middleman, I have been told by many clients that they are prepared to wait as long as they know what they are waiting for. Seeing that "problem file" advisory on Day 1 or Day 2 is what they want. They don't want to hear about it on Day 6.

It's a relatively simple thing, and I promise you, your clients will appreciate it.
