Thanks Tamara! I do too. I do Florida as well. This particular file had been shopped to just about every company, not just me 3 times. So it had actually gone through a bunch of people besides me those 3 times. I had even checked with the clerk and they had no prior on it anywhere. I tried to go as far back as the plat but a lot of the information fell by the way side, degraded paper images, and poor recording processes. Things just weren't maintained or retained. The unfortunate thing is that these files are always the ones that get pushed when times are slow, i.e. holiday weekends, after a major storm, etc. I always try to use extreme caution when I hear from someone out of the blue. There's always a catch. And 40 years of retention, not to mention that every mortgage had apparently used the same starting point from the same original owner should have sufficed. Mortgages just don't exceed 30 years, and if they did would have aged out at this point any way.
