Don, One of the first things you might want to do is get a manual or book on real estate transactions, regarding buyer/ seller and lender roles. If you don't understand how things are bought and sold the process, the concept of doing a flow chart is mute. I'm not sure if you are looking to code a program or what your hopes are for the end result. Perhaps you can find something online to explain it. You may want to try your local board of realtors for possibly some direction. And there are all kinds of real estate transactions. Not just one. I hope that helps you.
