Oh, we do gap searches....We just don't discount the price! If what they're wanting is 40 years back, then it's a 40 year search. I just explain (over and over again) that it's not the RECENT activity that's difficult. I don't care if they already have the mortgages and the current deeds. It's the BACK CHAIN that's hard. So far, they tell us to go ahead 60 or 70% of the time, so my recommendation is sure! Take the gap searches. But charge them as if it were a full search. :-)
