I think that’s true. Title underwriters have been moving from true title searching to casualty underwriting. They don’t spend money up front to do the work, they take a cursory look. Then they keep insuring over problems in hopes they can hold out for the statute of limitations, or the problem will just go away. It’s tough to find an experienced abstractor, and new ones aren’t being trained. In Minnesota it’s tough to find anyone who even knows how to do a full title search. Recently, an abstractor I know was pulled out of retirement to do a title search on the new Vikings Stadium. I still teach “old style” full abstracting online for those who wish to get a State abstractor license but there are few takers these days. ??
