For Michael Persyn: I wouldn't consider you inexperienced at all. But I would consider you an extreme risk taker. All abstractors are risk takers which defines an entrepuerner. Sounds like you believe that if you make an error the only remedy allowed would be the cost of the service you provided. Not so. If I hired a painter to paint the inside of my house and he spilled a bucket of paint on my carpet, I would expect to recupe more than just the cost of the paint. That would be why he would have insurance coverage to replace my carpet that he damaged.

My E & O policy is through Zurich. Last year it was through Kempes which went dry through the year and is no longer insuring paralegals. Last year I paid $1850.00. My coverage was $500,000.00 each claim limit, $1,000,000.00 Aggregate Limit and $2500.00 deductible. Last month I renewed my policy with Zurich with the exact same coverage which is now costing me $2,250.00 plus a tax fee of $135.00, plus a TAM membership fee of $150.00, plus a filing fee of $25.00 totaling $2,560.00. I know that Titlepac took me for a ride straight to the cleaners. But I still see the value in having insurance coverage. I am applying to State Farm Insurance Co. to see the difference in the cost and the coverages. I am awaiting a few questions to get cleared up but it seems that State Farm Agency out of Chicago, Ill. underwrites the policy. I was told that the cost would be $1068.00 for the yearly policy, however, the paperwork came back that they do not insure paralegals so that is getting checked out next week by my SC agent.

I can not see lowering my title searching fees when my cost of doing business keeps increasing. I spend about $200.00 a month on copy fees. Some of that I get reimbursed but TransUnion does not pay for copies. I have just received my first title search for the 2004 year from TransUnion over the fax machine on Friday night which has the reduced fee. Guess I will be in touch with them on Monday. If they want the search bad enough they will pay my fee or for the copies.
