What I would like to know, just for my own personal information; How can an abstractor do a title search for $40 when we have to pay for copies, e&o insurance and gas? I live in Maryland. My e&o runs me $2,400 a year. Bond and license about $400. I would not consider doing a search without the umbrella of an e&o policy. I think that title companies need to take that into consideration. Abstractors that are not covered by e&o must be the only people that can afford to take that little for a title search. But then again, if they miss a mortgage or judgment, they will be sued and everything (and their kitchen sink) will be taken from them.
This is just my opinion.
