Hey there Shawna. I actually already do alot of work for your company. I havr only gotten type 3 searches so far. Here in Virgnia, a PMM search would be one in which the current owner purchased the property with a mortgage from a mortgge company or large banking financial institution. I do not consider credit unions, discount companies or financing companies (such as Beneficial discount company) to be a good institutional lender. And if there isn't one on the current owner, we then run the previous owner. Although some of my clients do not require an intitutional lender to be the purchase money. As long as there is one somewhere during the current owner ownership. I guess it would depend on what insurance company was underwriting the loan.
