After reviewing the previous reply, I see what you mean about a variation between examiners definitions. I consider a current owner search to be a search from the first deed into the current owner. The deed must be an "arms length" transfer, must have consideration (evidenced by transfer tax stamps) and no family transfers (unless there are stamps). Otherwise, I go back to the last "arms length" transfer.
I consider a PMM to be a search from the last transfer that is immediately followed by a mortgage to an institutional lender. Could be a present owner or as far back as you have to go to find a PMM, up to 40 years which is the statutory requirement for a full search in Rhode Island.
I'd be interested to see how other examiners define these types of searches.
