You have raised a very valid point. The problem is even
more accute in states that do not have county
government like Connecticut. Each town (144 of them)
maintains its own land records. Not only is much time
lost on the road traveling between the land records
offices, but it is now getting more expensive to do so.
Most of the title companies that I have spoken to are
not willing to increase their fee schedules. However,
I have been successful in negotiating increased volume.
If you can group the searches into areas to be searched
(taking into consideration the travel time to that
location) you may be able to offset some of the
increased travel expenses
