Actually, I already carry E&O insurance because I do unknown heir searches -- also an area of high liability.

As I explained earlier, the research is not what I'm worried about. I know how to research a title.

But, you've certainly helped me make up my mind! I think I'll probably just stick with what I'm doing. I can charge rates well in excess of a $60 flat fee, and, I can make my own schedule -- not tied to a 48-72 hour turnaround, nor do I have to be in the same court house every day.

Again, NO DISRESPECT! I know the importance of what you do. I just think you're underpaid for it!
