Relying on online records is risky. While they are a valuable tool, it is foolish for a company to rely on just those records. I have found many errors and ommissions in the online records! Not to mention the spelling errors, where you would not find an entry unless you looked at the actual index. Also, verifying legals; still have to look at the plat/survey to verify the legal. Just today, did 2 searches where references were wrong. Someone is going to get burned eventually, depending on the online records.
