Excuse me but I think you have your facts mixed up.....The companies that are bringing about the price cuts, hiring inexperienced searchers, and underhanded practices are NOT the local title companies...they ARE the nationals and the document retrieval companies.The companies that YOU do work for!
And this "Master Searcher" moniker ...I nor anyone I've asked has ever heard of it. I've been in the business for 17 years and most of the people I know have been in business for 20-30 years.We do not consider ourselves 'Master Searchers", we do not undercut, and do all the things you describe.
And most of us are one man operations.So, it may be in your county...(Essex?) but it's not so in the counties I'm familiar with.
As far as I'm concerned, it's the "New Wave" of credit checkers, document retrievers and "abstractors" who come into the business, come into the record rooms and start undercutting in hopes of getting business.
That's business...but please...understand what you are talking about and how you , the document retiever and I , the title searcher differ and how we all fit into this industry.
