My state, Pennsylvania, is also what is known as a "race" state, although here it doesn't impact the recording of deeds as much as it does mortgages. You already know how this works, I'm sure, but I'll explain to the uninitiated who may be reading this.
What this means is that if two lenders have mortgages for the same property dated the same day, whichever lender gets their document recorded first has the senior lien position. This usually isn't important unless the borrower defaults, though.
Funny story: the Recorder of Deeds in one of the larger counties here, when first elected, thought that the term "race state" referred to a PERSON'S race!!! I kid you not!!!
