My dear friend Judy, if I was a client of yours you would be scaring me right now - you only gave a portion of information here - so I as your friend, am going to help you out. You needed to add that you started out as a notary, and before that you went with a friend already conducting these multiple times to learn how to do this. As far as abstracting, after you took the course and knew it was not near enough, you also again was under training of another friend who had a business and thoroughly trained at courthouses. You and your husband are also not 20 year old kids who wouldn't the difference between documents as you both held very responsible positions in management. You also continue to be mentored in your business by calling your friend, me - lol, who is well-qualified to assist in any questions.
Even given all of the above, I consider you an exception to the rule. Even realtors have to have real estate schooling and they are only selling houses not guaranteeing title. There needs to be some mandatory testing, which NALTEA is attempting to introduce that testers have to have one or more of the following: 1) a set number of real estate experience-related years; 2) degree or other college level schooling in the real estate field; or 3) real estate law certificate of some kind to even take the test.
I was told by a notary signing business that a lot of notaries are starting abstracting - telling someone where to sign is a whole lot different than abstracting title but if the VM companies continue to strive for the cheapest over knowing that a person is qualified, our industry will continue to stiffel and the title industry will continue to pay the enormous claims they have experienced in recent years. But then again, it was their choice in the beginning to make irresponsible decisions of ordering from abstracting companies they knew nothing about. We have done our job in informing them of the continued threat in the industry - that is all we can do - we cannot make responsible decisions for them - it's a choice they have to make and in the end be responsible for. It reminds me of my teenage children - when you constantly have to remind them to think before they act or suffer the consequences.
