Now I know this sounds crazy and all, but...If you have no experience in Pennsylvania and are entirely unfamiliar with local custom and practice...perhaps you shouldn't be doing business there? Just an idea. If your clients have no clue than it doesn't matter anyway. I'm sure the local Bar or Land Title Association would be able to refer you to a qualified abstractor, attorney or title company.
