Something like...

Deed & Mortgage Report: this search consists of searching for a current vesting deed, provide a tax ID or APN, and run the index against the the Grantor and Grantee for any open mortgages. No assessment values, no tax claim info, no judgments/liens, just a copy of the current deed, with the mortgages abstracted.  Charge: $25.00 plus additional copies if requested.

I know there are variations of this and fees depending on the part of the country where you work. Companies play peek a boo so much when it comes to what they will pay you. It might help as a group to have a standardization of a minimum that we would charge. Don't know if this would even work but something to think about.
