In the 37 counties I work here in Texas it is consistently lender to lender. Assignments are very difficult to find but not necessarily impossible. If the lender filing the assignment lists the legal description then the assignment can often be identified this way. If they don't then it is almost impossible as each assignment would have to be opened and examined by hand to see what deed of trust it references. With some lenders this could involve thousands of documents.
We are very successful at finding at least one assignment but cannot guarantee we will always find every assignment.
I can't think of any information our clients could provide that would make these searches easier but if the lenders would only list the legal in their assignments it would help.
