I'm with you.  I will not lower fees, but it is hard to raise them, even though we should.  I ran these numbers here several months ago, but let me show them again.  In 1978 we were getting 25-35 for a back title search or lien check.  In todays dollars that would be 72.50-101.50.  We were getting 60 for a full search, today that would be 174.00.  We are not charging fees this high.
Just for fun, I checked on closing fees, at the time the title companies got about 80, that would be 232 now, about in line with todays prices.
We were just lucky to enter a field that has not kept up with inflation.
