Judy, We have been contacted lately by a number of companies seeking current
owner searches at sub-market prices. We routinely turn them down. There seems to be a movement to
to place pressure on title searchers in this area to lower their prices. Many of the searchers in this area have tired of the constant effort of the title companies and lenders to maximize their profits at the expense of the searchers, and are refusing the work. Considering the price of gasoline, the low end prices offered cover little more than your transportation expenses. The next time you do a closing look at the Hud One form to see how much the lender/title company is charging the borrower for a title search and compare that with the rates that you charge. The odds are that the price on the Hud One form are significantly higher than the price you charge for a search.
