Ok, maybe I can help get things started with some basic test questions. I'm just trying to prime the pump here.
The certification comittee has a very difficult task. In writing just these few questions I realized just how difficult it is going to be to devise a test that is fair, adequate and applies equally to all jurisdictions. Some of the questions may seem overly simple but I was fighting the tendency to offer difficult questions in order to "show off" my own experience.
So here are five questions that I believe most experienced abstractors will have encountered in the field.
1. Which of the following should be considered a "good stop"? Meaning a current owner search need not be searched prior to this document? Circle all that apply.
A. Affidavit of Heirship
B. Warranty Deed With Vendor's Lien
C. Deed of Trust
D. Trustee's Deed
E. Divorce Decree
F. Quit Claim Deed
E. Substitute Trustee's Deed
2. A judgement is valid for 15 years from the date of last filing.
True or False
3. Federal Tax Liens never expire but must be released.
True or False
4. Only one parcel # will be issued by the local taxing entities for each parcel shown on the plat or dedication deed.
True or False
5. Property tax and appraisal information is public information and no class of citizen may have his information declared confidential.
