Hi Dianna,
Just putting in my reply....In NC they are called Restrictive Covenants because they are restrictions that everyone who buys property in that subdivision agrees to live under.  The Restrictive Covenants are recorded in their own document format apart from any deed out of the developer. 

In SC the restrictions are called the Master Deed because generally the first deed out of the developer has all of the restrictions in them. 

But the reply that you got previously with the definations are all correct.  I think that the term used may vary from state to state.  Donna
