Maybe this will shock abstractors into the fact that their cheap rates can backfire on them - and lending institutions, title companies and nationwide companies alike.  Like I said no one is checking anyone out or asking anyone of their experience.  I have 24 years combined legal, real estate and business ownership and some searches I don't even like to do because of the complexity of the search and can't imagine attempting it without less experience than what I have.  I check, cross check and check and cross check again - LOL - only way of making sure.
