I've often wondered about the value of liability disclaimers on title reports that many companies use.  It seems to me, without knowing all the details, that the vendor contract the examiner agreed to trumped the supposed limitation of liability shown on the title examination.  I think the big lesson here is not to have conflicting agreements with your clients regarding liability.  Doug
