Lisa, who don't do the secretary certificates here but everyone else is correct that they are usually 60 year searches, have alot of easements and ucc's or other liens.  Copies are usually requested too.  And yes there is more to it than just a chain of title.  They are a full search.  We do alot of commercial stuff.  But one thing I was told by our e&o company is that one million is the highest policy anyone can have for limits and they could never come after us for more. No matter what the property value is.
And yes usually the land owner leases the site to the cell company.  Then the cell company sub leases to other cell companies.  The original lessee gets a lease hold title policy.

Of the probably 4 dozen tower searches we have done over the past 3 years, never has one of them been less than $1500.00  and the one that was $1500.00 was canceled before we completed it and they were charges for the time we put into it. And yes they paid it.
