Kurt aren't your abilities in the way you can search hindered - say run names only vs. run by name and then cross-reference by property description - what do you do to cross-reference by assignments, releases, misspelled names, etc.  - also how do you cross-reference online to find the liens in Florida?  In my state of Texas and please every nationwide anything please read and make note of this - in all my counties that are online - Denton, Collin & Rockwall - some are not even done by the Clerk's office even though placed on the county site - they do not guarantee accurate records because they are not accurate and they do not give certification dates - the other counties have additional capabilities at the courthouse to find releases, liens and assignments that cross-reference.  Also these counties have not been indexing any of the above-mentioned documents by the name - only sometimes do they do that - and this is the only way we find misindexed documents (names accidentally containing a typo by the indexing clerk) assignments - these come to our county offices without name of the mortgagor in many cases and are only referenced by the D/T info and legal description; releases of D/T's - same as assignments, etc.  - only way to find them is at the courthouse.  In addition, all courthouses have the UCC's on a completely different machine at the courthouse (some actually still in books) that are not online and have to be checked.  The probate cases in these counties are not online - assumed name certificates are in a different computer and not online.  In my state, in my counties that are online any nationwide company or title company is risking grave liability by utilizing the online sites - and even in Denton the clerk has maintained a disclaimer that it is for reference only and not "official public records" - that was put up about 6-1 year after going online - I am assuming from problems with the searches.  Pulling records through your computer over the internet also has produced different results.  I have done this many times.  I have tested the online systems many times by pulling the search and bringing it to the courthouse - it has resulted in different results every time.  I am finding assignments filed 2 and 3x (the same one) by lending institutions because I am sure that people utilizing the online system are sending them "no finds."  This is extremely costly - to prepare and refile an new assignment/release would cost them over our service cost just for filing fees and everything said and done hundreds of dollars per attempt.  I have seen releases with the second lien amount and the first lien vol/page - i.e., releasing the 380,000 note when in truth and fact they wanted to release the 80,000 - not good.  It is a real mess in these counties and getting worse from all of this stuff.
